Pros: Appfolio is very user friendly. They have great online help and training to get you started and to teach you new things as you go. Cons: It is sometimes difficult to find a report with exactly what you need on it. You have to search different reports and then reorganize the data within the report. Overall: I think Appfolio is a wonderful product. Easy to learn, easy to use.

Pros: Online for me and tenants apps online, with option to collect app fee, leases auto-populate with info from apps and property database, tenants can pay online and set up autopay, tenants can submit maintenance requests that go straight to maintenance crew . Cons: doesn't have usable to-do checklist, doesn't have mass tenant texting option, can't receive pictures on texting feature . Overall: This software is the only reason why I still have hair! When I started in property management, it was Quickbooks and Google Sheets. It worked, but accounting was super labor intensive, applications were on paper, tenants had to submit payments in person or into the CORRECT bank account at our local bank. Maintenance was difficult to keep track of, among other things, like unique notes and situations for each tenant. I had to create a new lease for every tenant. Appfolio changed everything. Payment is online, and now 77% of my tenants pay there. I've trained roughly 90% of my tenants to submit maintenance requests online or through the Appfoio app so they go straight to my maintenance team. Leases autopopulate from the information entered onto the online application. I can enter notes on each tenant profile so I can keep track of unique situations. The best part is that it runs off my browser or the app. I can keep track of things while I travel (which I love to do!) There's a lot more to this program, but I can guarantee you'll never go back!

Pros: I have used many other property management systems and AppFolio's is so far more superior. The easy of use, the UX, the graphics to follow trends and the affordability, all make this a hands-down winner. I recommended it to all property owners that i know. Cons: I honestly do not know what i would change. There are more functions and reporting options that i don't need but i simply don't use them. But if i were trying to be critical, i would reduce some of the less important reporting or management features and focus on those that are more important. Overall: excellent. it allows me to track and analyse my portfolio to ensure i make optimal decisions in running my operation.

Pros: Tenant portal Data/documents all in one place Ease of use User friendly Always coming out with improvements/additions Excellent customer service Ability to text/email via the system Cons: I honestly can't think of a single thing I dislike about this software. It has saved us so much time and stress, I can't really put a monetary figure on it. Love Appfolio!! Overall: We've saved so much time now that we have the ability to sign leases digitally, accept tenant payments digitally, interact with vendors, tenants and owners digitally. It's also been a huge time saver and organizational tool because all of our data/docs are in one place and can be accessed anywhere we have web access. Customer service is excellent. Any time we have a question, we receive a call from Appfolio within 24 hours, usually less. I can't say enough about Appfolio--it has been a tremendous addition to our company and has allowed us to add to our services and grow exponentially over the last five years.

Cons: There is so much it does, sometimes I forget something I used to do and have to relearn it. Overall: I manage homeowners associations and other rental property here. Tenants and owners can pay on line cost free.

Pros: Absolute love the organization that this software offers. Its mobile abilities make being on the go in a position such as a property manager easy and professional. Cons: Like any software there are some online features that can be improved, but every-time I find something I have trouble with it appears they have already started implementing a upgrade. Overall: I have been with Appfolio over 5 years and don't foresee changing anytime soon. This software will help alleviate some of the everyday headaches that happen in this business.

Comments: We are very glad we adopted this software, especially it is all in the cloud and we can never lose any information due to a computer malfunction. Pros: It is very user-friendly and has a lot of tips and customer service is only a phone call away. Never found a glitch and enables me to contact directly my workers and tenants as well. Cons: Could do with an easier interface in the mobile application (on the phone) but still manageable. And as I use it in many devices I have to wait for a code to enable me the use of the new device. I do understand the need of this for security reasons, but it can become bothersome.

The software is great. I does more than I could possibly imagine. Technical support is the worst! Right after we went live, we received minimal help. I was assigned to a dedicated person for 2 months to help with support. Instead of calling me, she would email asking me if I had looked at the help tutorials and then try to answer my question via email. So frustrating because it was always more complicated than reading a tutorial. When she did call she was rude and short. I could not wait for the 2 months to be over. But, it did not get better. When I submit a support ticket I get a phone call two days later when I am not in the office and then they drop my ticket. Or, I get an email that is not even close to answering my question and then they move on to the next person and I have to start all over again. Very frustrating. If I do get to talk to someone, they still ask did I read the help tutorial. Really!! Fix your support issues please.

Pros: The software is so user friendly and intuitive. The software provides the best tools to serve both your owners and tenants. AppFolio has reduced the entire processing time for Owner Payments by more than 1/2. We have been able to provide all of our owners with their unique individual needs for reporting, which we had not been able to offer our clients with our previous software. The accounting process for billing vendors is so easy and time efficient. Cons: The only thing we would like to have AppFolio be able to do ... is have a database for us to track potential owners we have communicated with ....and then be able to activate them into new owners once they sign on. Overall: We have been absolutely delighted with AppFolio and our onboarding team. Our previous software system was completely archaic and time consuming that we had maxed out on the number of properties we could efficiently manage. Since moving to AppFolio we have doubled our client base and we now have unlimited potential for growth. The onboarding team responds to all of our inquiries and questions promptly and have been an absolute dream to work with. The training videos, online support and webinars have made the process of transitioning run smoothly.
